Continuing with the three different grades of "Bishop Cabinets" framed cabinet line, I would like to talk about the "Value" cabinet box today.
The following are the specs for the Deluxe cabinet box:

Nat Wood

Going back to the beginning when we discussed the different cabinet door styles, there is another door style that we @ "Regal Kitchens" are a big dealer of, it`s called "Nat Wood". "Nat Wood" comes in three different colors, "Honey", "Pickled", "Cherry". Honey is our biggest seller, it`s probably the most inexpensive cabinet we carry. It`s A framed all plywood box cabinet with raised panel standard overlay concealed hinge beech doors. Wall cabinetry will be arched and base cabinetry will be square. The following are the Cabinet specs:
• Solid Beech face Frames.
• Beech raised panel door.
• Veneered over MDF center panel.
• Beech grained plywood sides.
• 1/2" reinforced plywood bottoms.
• 1/2" reinforced plywood backing.
• 3/4" hardwood plywood shelving.
• Finished plywood toe kicks.
• Plywood drawer sides.
• Fully 110º adjustable hinges.
• Epoxy coated drawer sides for a smooth glide action.
• Finger pull profiled within door construction.
Now I personally think that a "Finger Pull" is not the greatest invention. The reason is that when you keep on touching the doors with dirty hands it may get ruined over time, but it is definitely a nice way to save money , especially if the kitchen cabinet door comes with it.

Going over 160-13O

I would like to go over another layout now in it`s entirety and review all points. This kitchen we actually installed yesterday. The following items are all given written straight out on the layout.
• All the way on top we see that the cabinet style the customer is using is "Classic Round"(thermofoil).
• The color he is using it in is "White Matte".
• The counter Regal Kitchens did not supply.
• The knobs are Cliffside Industries model # 100-SS.
• This kitchen is 123" wide from wall to wall.
We also saw previously that cabinets generally run in 3" increments, obviously we made some custom sizes here. We also supplied the following for the customer:
• LG Microwave model # LMV1314W.
• Kohler sink model # K3325.
Kohler faucet model # K15160PC.
The rest of the appliances and counter was supplied by the customer.
On the right we started off with a filler because there is a window there. Obviously the only drawer in this kitchen is the B20(custom made, not a 3" increment), but if you want a sink, dishwasher, refrigerator, and stove(20" pretty common in NYC apartments), you have to give a little t make it fully operational.

Summing up the layout

I think from our previous posts(here, here, here, and here)I was able to give you a brief description of whats going on in the layout. Below is the actual proposal and layout(name and price taken out), that we supplied to the company. You will see it`s extremely straight forward with very little(if any) lee way for error.


So to summarize it all. We measured the kitchen for the customer, sent him the above layout and proposal. We installed the kitchen, supplied and installed the customer with the following:
1)Jim Bishop Richmond Deluxe kitchen cabinets.
2)Cliffside Industries model number 100-SS silver satin cabinet knobs.
3)U-Line model # 2175RF “Stainless Steel” 24” under counter refrigerator.
4)Avanti model # DG201BS “Black with Stainless Steel” 20” stove.
5)GE model # JVM1750SS 30” wide ”Stainless Steel” over the range microwave.
6)Kohler model # K15160PC single lever pullout spray “Chrome” faucet.
7)Kohler model # K3330 14” X 15 ¾” single bowl stainless steel under mount sink.
8)Set of Plumbing parts.
9)Set of Gas Parts.
The counter top was done by the owner, the customer ordered his own granite. I am trying to get hold of a picture of this kitchen completed, just to give you, instead of getting it through Regal Kitchens an idea of whats going on, I will post it as soon as I get my hands on it.

Reading A Layout Part 1

Lately i`ve been posting layouts of the kitchens we installed on our facebook group. I know I started introducing the different kitchen cabinet door styles that we sell, and then I went off about Jim Bishop Cabinets and some other things(going off topic is an old problem of mine). I think it`s very important to go back to basics. On June 22, 2009 I posted a blog post "Ten Steps to Measuring Your Kitchen", I think I should have mentioned how to read the layouts as well.
Let`s start with an easy layout, that we @ Regal Kitchens just did PO # 160-7S. You will see alot of numbers and letters. Here is the break down. The "W" with numbers to the right of it stands for Wall Cabinet, that will represent the cabinets hanging on the wall. Cabinets staring with A "B" represent the Base Cabinets, which are the cabinets sitting on the floor, and supporting the Counter top. On the Wall Cabinets, the last 2 digits are telling you the height of the cabinet, the first digit(s) is telling you the width of the cabinet. As far as the base cabinets go, all Cabinets are the same height 34 1/2"(unless there is a customization). As far as the width goes, in Base , and Wall cabinets they go in 3 inch increments starting with 9 inches.
I think we are now ready to look at our layout to see what is going on. Starting on the left the first cabinet is A "W3342"(33" wide x 42"high). To the right we have A "W3024" (30" wide x 24"high). Now you might ask why did we not make the cabinets the same height it`s because, we have a 30" Microwave hanging from the cabinet. On the bottom starting on the left we have 24" Under counter Refrigerator(that's right a real small one that fits under the counter and is only 24" wide, to the right of that we have a SB18, which stands for "Sink Base 18", which is 18" wide. To the right of that we have a 20" stove(pretty common in NYC apartment buildings). All in all a pretty small kitchen, for someone that is paying a alot of rent. but that's what goes here in the NYC.

Jim Bishop Richmond

Jim Bishop Martinique

As I said in yesterday`s post I would go through some of the Jim Bishop cabinet door styles. as well as the layout that we used them with.
Today I would like to start with A kitchen that Regal Kitchens just completed.
The door style to the left which we used is called "Martinique", which is part of the "Jim Bishop Essentials" collection. The following is from "Jim Bishop`s" website explaining the difference in their collections.

In this particular case we installed this kitchen on the "Upper West Side" of Manhattan. It was A "Framed all plywood box “Martinique Deluxe” cabinetry with square raised panel concealed hinge “Maple” full overlay doors in the “Natural Stain”, with A low splash "Luna Pearl" counter that A 180º profile. Jim Bishop Cabinets

"Jim Bishop Cabinets" is a very common vendor we use for a our Semi-Custom cabinets, they have a huge amount of door styles to choose from. We(Regal Kitchens) will have customers where they have to bring the rent up to market value, but with the MCI(Major Capital Improvment)laws in NYC you can only raise the rent(I believe)1/40 of what you put in. For example if a tenant is paying $800.00 in times square, the market value is alot more than that. so if the landlored puts in $25,000.00 into the building, 1/40 of that is $625.00, which brings us to a total of $ 1,425.00. Obviosley the landlord will be putting in much more than $25,000.00 in to the aprtment. Thats when I would introduce "Jim Bishop Cabinets" to my customer. We have actually done alot of them pretty recently. In the next few days I would like to introduce just some of the door styles we used as "Jim Bishop Cabinets" is a certified by the "Environmental Stewardship Program"

Country Shaker

Although we are in the process of upgrading this cabinet, i will introduce it to you anyways. "Country Shaker" is currently our 2nd most common cabinet here at Regal Kitchens. The color is a "Light Color", I guess you would call it A tan or something like that.

Below are the specs for the "Country Shaker" that we carry here at Regal Kitchens(keep in mined diffrent companies may have the same names, but we all have small diffrences in the specs of the cabinet).

•Door Construction: 5 Piece raised panel mortise and tenon construction.
•Front Frame: 3/4" thick solid Oak. 1-1/2" stiles and railes. Stiles and Railes are dadoed to recieve side panels.
•Drawer Front: Standerd reveal flat panell drawer head.

Shelves: 3/4" thick, plywood. Fully adjustable in wall and base cabinets. Metal shelf clips standard.
•Drawer Box: 1/2" thick plywood sides. 1/2" thick plywood bottom.
•Butt Doors: No center stile on 24" to 36" wide base cabinets. 39" to 48" will have center stile.

Glazing

The best way to achieve an antique feelin the cabinets is with glazing the cabinet doors. The process of glazing kitchen cabinetsis to rub a watered down layer of paint on the surface of the cabinet. Some areas will loo darker than others because of the paint forms an almost translucent layer over the existing paint or stain. The end result you will get is the cabinet looking worn and aged.
We at Regal Kitchens currently offer "Bristol" in a "Choclate Glaze", as well as a "Vanilla Glaze".
"Warwick" on the other hand comes only in a "Choclate Glaze".

Warwick

Back to the cabinet styles. we were talking about "Bristol", we have another cabinet with the same exact specs it`s called "Warwick" the only difference is that the "Bristol" is a birch, and the "Warwick" is a much darker cabinet, made of "Walnut".
It is not as common as the Bristol, but for a landlord that wants to give off the "Cherry Cabinet" look, "Warwick" is the way to go.

Below are the specs for Warwick:

What is "Thermofoil"?

I would like to interrupt our going thru the different styles we carry, since this is a question I get all the time from people who are new in the real estate industry, including the fellow I had a meeting with yesterday. The reader goes on to ask if she should buy kitchen cabinetry made of MDF and thermofoil.
MDF is often described as nothing more than sawdust and glue compacted into slabs under high pressure. That's not too far from the truth. Because the surface of MDF does not take paint well, it is often wrapped in thermofoil. Don't let the "foil" part of thermofoil throw you off. Thermofoil has no metallic content. Kraftmaid describes thermofoil as such:

Flexible, 100 percent solid-colored vinyl. With adhesive on its underside, it is applied to smooth, engineered wood or MDF which has been formed into a door, drawer or molding design. It has solid, semi-transparent coloration and is easy to clean and maintain. Ideal for durable areas.
Indeed, thermofoil cabinets are like the vinyl siding of kitchen (or bathroom) cabinetry: a cheap, short-term solution, often maligned but with a number of valid good points.

The Good

•Thermofoil is seamless.
•Impervious to most staining.
•MDF/Thermofoil cabinets tend to be among the cheapest on the market.
•Smooth surface, consistent color.

The Bad

•Thermofoil easily chips.
•It has the tendency to peel away all on its own--over time, though.
•Thermofoil-faced MDF cabinets cannot be re-thermofoiled. Difficult to paint, too.
•MDF contains formaldehyde.
•MDF itself can chip away quite easily."

The most common cabinet that we are currently carrying at Regal Kitchens is "Bristol". We are shipping out probably twice as much of this than any other cabinet. Our landlords are in love with the great quality and beautiful style. I am currently in the process of trying to get some pictures of completed Bristol kitchens that we did.
